Who We Are

We are a title and closing firm located in Front Royal and with extensive experience in the Washington D.C. metro area. We use our expertise, research skills, and comprehensive knowledge of titles and title solutions to give you a safe, smooth closing with a clean title every time. Always dedicated to the needs of our clients, we especially focus on staying in close communication if they have any questions, and we offer convenient mobile and after-hours closing options.

Our Goal

We want to build a special relationship with each of our clients, to avoid any title pitfalls and safeguard the closing process for all involved. We take great pride in making ourselves available to our clients whenever they have questions, and our goal is always that at the end of the process every client will be fully satisfied with every aspect of our service.

Our Story

We all come from and love the small town areas of Virginia, Maryland, and West Virginia, but we honed our skills in the intense, fast-paced real estate market of Northern Virginia. With a friendly, small town character combined with big time professionalism and experience, we help our clients navigate the real estate closing from beginning to end.

Our Team

Mary R. Carroll

Founder and CEO

Mary was raised in West Virginia and moved to Northern Virginia in 1989, before moving to the Front Royal area in 2015. While enjoying all that Warren County has to offer, like camping, boating, and beautiful views, she spends most of her free time with her grandchildren. Mary has extensive experience in her field, having started in the title industry in 1997 as office manager for a real estate firm, before transitioning to title & escrow services in 2002. Along the way she has earned the respect of her clients for her leadership, management, and knowledge. She started Quality Title, LLC thanks in part to the overwhelming support and encouragement of her clients, family, and friends, and with a vision of providing service unmatched in the industry, by offering a fair price and exceeding expectations.

Wilford Carroll

IT/Operations

Wilford was also raised in West Virginia, and later went on to serve in the Marine Corps. In addition to maintaining the technology systems that protect your privacy and ensure all closing transactions are completed correctly, he also secures the supplies and equipment necessary for our company’s smooth operation.

Angel Carroll

Customer Service

Angel grew up in Northern Virginia and moved to Front Royal in 2015 to provide a more active lifestyle for her girls. She has worked in all positions in the title industry over the last five years.  As our primary Customer Service Liaison, she is generally your first point of contact either by phone or in our office.  She takes great pride in her job, and with her drive, determination, and work ethic has exceeded the company’s expectations. Angel is responsible for the completeness of our database and handles the administrative tasks.  She works tirelessly with other employees, lenders and real estate agents to ensure clients can close with confidence.

Kristi Cavender

Processing Manager

Kristi was born and raised in Maryland, but moved to Virginia in 2014. In her free time, she loves camping and other outdoor sports, and spending time with friends and family. Her title & escrow career began in 2003, she loves the whole title process, and keeps updated on all the new industry laws and regulations. Proud of her ability to be sure of conveying a “free and clear” title every time, she helps in the ordering of Homeowners’ Association (HOA) dues, mortgage payoffs, lien searches, and surveys. Kristi is Quality Title’s “Ace”, helping the closers with all loan closings. She is committed to client satisfaction and remains a courteous and responsive communicator with them throughout the process.

Tifne Carroll

Post Closer

Tifne is a Virginia native, and loves all that Virginia offers, from fishing, hiking and other outdoor activities, to just taking in the amazing scenery.  She was recently promoted to Post Closer, a position that uses her skills and knowledge in all aspects of the industry. She helps with the mortgage closing process by reviewing loan documents for compliance, completeness and accuracy; obtains missing information when needed, prepares files, provides support to internal and external customers, follows up with loan packages, and ensures all processes are according to standard policies and procedures.

That is why we are proud to partner with Homes For Heroes, an organization that helps police officers, firefighters, ambulance workers, healthcare professionals, teachers, and current and former military save money on buying homes, as a way to say thank you for how much these people do for our communities.

Homes For Heroes started in Minnesota in 2002, went nationwide by 2008, and as of mid-2018, almost 24,000 qualifying heroes had saved over $37 million on buying or selling homes. When a hero buys a home using Homes For Heroes-partnered specialists, they can save on average about $2,400, most of it payable in a rebate check after closing. Heroes who use participating title specialists – like Quality Title – save an average of $150 on title services. However Quality Title exceeds this average by offering a $500 discount on Settlement Fees.
Since 2009, they also operate the Homes For Heroes Foundation, a nonprofit that awards grants to smaller charities helping the same kinds of heroes with housing-related needs, emergency financial assistance, etc.
